REITs Whacked Down The Hardest In 2015

When I take my kids to Chuck E. Cheese, I love playing the whack-a-mole game. For those not familiar with the game, it's a great way to release stress as the object of the game is to use a soft black mallet to beat down a mole by hitting the mole squarely on the head.

The best way to score well at whack-a-mole is to pound on the moles as quickly (and hard) as possible, generating a high score, as the moles move up and down sporadically. I'm not sure what my all-time high score is, but I think I should add chief-whack-a-mole officer to my bio.

While whack-a-mole can help your stress level, there's another way to reduce tension - by avoiding REITs that have been whacked down. Now that 2016 has commenced, let's take a closer look at REITs that have been whacked down the hardest in 2015.

Selecting Sound REIT Securities With A Margin Of Safety

Although 2014 was one of the best years in REIT-dom - as total returns for the high-dividend paying stocks returned 27.5% in aggregate (double that of the S&P 500 Index) - 2015 was much less attractive, logging in a modest 1% through mid-December (compared with 3.6% for the S&P 500).

Throughout most of 2015, REITs have been beaten down - or whacked - due to fears over rising rates and now that the Federal Reserve has finally begun to raise rates, it's back to business. I'm sure you read a few of my articles throughout 2015 voicing the argument the REIT fundamentals are strong as evidence by increasing earnings (or funds from operations) and increasing dividends.

REITs are much more tied to economic health than to interest rates in regard to their performance and now that rate fears are subdued, REITs should begin to trade with greater predictability.

As any intelligent investor would recognize, whenever the financial markets fail to fully incorporate fundamental values into securities prices, an investor's margin of safety is high. As Benjamin Graham defined it, the margin of safety constitutes a "favorable difference between price on the one hand and indicated or appraised value on the other."

As in whack-a-mole, some REIT have been beaten down the hardest in 2015, and while some stocks may represent value, they could also represent risk.

That's precisely why I examine each prospective investment as if I would be buying a car - I look under the hood. By doing so I remain focused on the cash that the REIT will generate and on its balance sheet as opposed to the opinions of others. As Ben Graham explained:

"You are neither right nor wrong because the crowd disagrees with you. You are right because the data and reasoning are right."

REITs That Were Whacked Down in 2015

In 2015, a number of REITs have been whacked down the hardest, including Wheeler Real Estate (NASDAQ:CDORSBRACDORCBL), United Development Funding (NASDAQ:UDF), New Senior (NYSE:SNR), CorEnergy (NYSE:CORR), Ladder Capital (NYSE:LADR), WP Glimcher (NYSE:WPG), Senior Housing (NYSE:SNH), Sabra Health Care (NASDAQ:SBRA), Condor Hospitality (NASDAQ:CDOR), and CBL & Associates Properties (NYSE:CBL). MGM just launched into REIT mode recently. Somebody likes the REIT future potential.
